Located along Durton Lane in the highly sought-after village of Broughton, the Blundel Brook and Broughton Folds projects comprise two individually designed, bespoke self-build dwellings. The homes sit directly alongside Churchhill House, another Studio FRI project, forming a cohesive group of high-quality residential schemes that share a consistent architectural language and a careful response to their semi-rural context. Together, the projects demonstrate a considered approach to scale, proportion and long-term liveability, contributing positively to the evolving character of Durton Lane while respecting the established village setting.
Planning permission for both plots had been secured prior to Studio FRI’s appointment. Our role was to take the schemes forward with confidence and clarity, transforming approved concepts into build ready homes and providing continuity of design intent through the technical and construction phases. We were commissioned to deliver full Building Regulations approval, manage the discharge of planning conditions and provide ongoing architectural support during construction. This stage of the process was critical in ensuring that the homes progressed efficiently, compliantly and without unnecessary risk, while also allowing the design to be refined and strengthened where appropriate.
Working closely with the clients, Studio FRI revisited the internal layouts of both dwellings to ensure the spaces genuinely reflected how the homes would be used in practice. This involved refining room proportions, circulation routes and relationships between key living spaces, with particular attention given to natural light, flow and flexibility for future family life. All refinements were carefully managed within the parameters of the approved planning schemes, allowing the quality of the internal environments to be enhanced without triggering additional planning complexity or delay.
Throughout the technical design and construction stages, Studio FRI acted as the central point of coordination between the client, structural engineer and on-site contractor. We led the detailed design development, resolving structural interfaces, floor build-ups and key junctions to ensure that architectural intent was accurately translated from drawings to the built form. By remaining closely involved during construction, we were able to respond efficiently to site queries, guide informed decision-making and manage design changes in a controlled and considered manner. This approach provided reassurance to the clients, protected design quality and supported a well managed build process from start to finish.
