XO Dental occupies the former Fulwood Art Gallery at 85 Watling Street Road, Fulwood, Preston, within the Fulwood Conservation Area. The project involved adapting an existing building for modern dental use, requiring a sensitive balance between contemporary healthcare requirements and the architectural character of its surroundings. Studio FRI was appointed to provide planning and architectural services, guiding the project through assessment, submission and approval.
In 2024, Studio FRI prepared and submitted the planning application that secured full planning permission and advertisement consent for the conversion of the building into a dental practice. The approved scheme introduced carefully considered external upgrades, including refreshed render, updated windows, discreet lighting, a DDA-compliant entrance and illuminated signage. These interventions improved accessibility and street presence while preserving the building’s scale, proportions and contribution to the conservation area.
As the practice developed, Studio FRI submitted a further planning application in November 2025 to convert the first-floor apartment into additional dental accommodation under Class E(e). The proposal allows the upper floor to be integrated into the wider operation of the practice, providing additional clinical and support space. All works were limited to internal alterations, ensuring no impact on the external appearance or character of the conservation area.
The project was shaped by a restrained, policy-aware approach that prioritised functionality, longevity and contextual sensitivity. Rather than extensive alteration, the focus was on improving how the building performs for its users while retaining the architectural qualities that define Watling Street Road. This measured strategy supported a clear and efficient planning process.
