Woodlands Place is a refined residential development in Bolton, delivered through a close collaboration between Studio FRI, Pres-tech Construction Limited and Abode Homes Lancashire Limited. From early feasibility through to construction, Studio FRI played a central role in shaping the architectural vision, spatial structure and overall coherence of the scheme. Set within a generous 1.5-acre site, the development has been carefully composed to offer a calm, ordered residential environment within an accessible urban setting. Landscape, orientation and scale were treated as primary design drivers, resulting in a discreet neighbourhood that balances contemporary living with a strong sense of place.
The development comprises a considered mix of four bedroom detached houses with integral garages, refined semi-detached homes and elegant 2.5-storey townhouses. This variation was deliberately orchestrated to create visual rhythm across the site while accommodating a range of modern lifestyles. Generous private gardens and dedicated parking reinforce the scheme’s emphasis on long-term liveability rather than density. A consistent architectural language, carefully modulated through form and proportion, ensures the development feels cohesive, timeless and quietly confident.
Studio FRI led the masterplanning of Woodlands Place, establishing a clear, legible layout that prioritises privacy, outlook and ease of movement. The arrangement of homes, access routes and landscape was resolved holistically, ensuring the development functions intuitively for residents while maintaining a calm residential character. The masterplan was informed by planning strategy, site constraints and deliverability from the outset, allowing design quality and commercial viability to progress in parallel.
Each house type was individually designed with a focus on proportion, natural light and flexibility. Internal layouts were carefully considered to support modern family life, with well-defined living spaces that connect naturally to private gardens and adaptable accommodation that can evolve over time. The emphasis was on restraint and clarity rather than excess, ensuring homes feel generous, practical and enduring.
Studio FRI’s involvement extended into the interior architecture and specification of the homes, aligning internal layouts, materials and finishes with the wider architectural vision. The focus was on durability, refinement and consistency, creating calm interiors that feel considered rather than formulaic. This integrated approach ensures a level of cohesion rarely achieved in speculative residential developments.
Woodlands Place reflects Studio FRI’s design-led, advisory approach to residential architecture. Our role extended beyond drawings to guiding key decisions with clarity and judgement, ensuring the development remained architecturally coherent, commercially robust and well resolved. The project stands as an example of how thoughtful masterplanning and disciplined design can elevate residential development beyond the ordinary.
