Panchwati Farmhouse is an extraordinary 16,000 sq ft private family residence, conceived as a contemporary interpretation of the traditional British farmhouse and realised as a deeply personal architectural statement. Following the successful grant of planning permission by David Cox
Architects in Preston, Studio FRI assumed responsibility for the project as part of a Design and Build collaboration with Pres-Tech Construction, working closely with the client to shape the home in its
entirety.
The ambition for the house extended beyond scale or appearance. The brief called for a long-term family home that would express cultural identity, permanence and quiet authority, while functioning eAortlessly as a modern living environment. The architecture responds with restraint and clarity,
balancing traditional form with a refined contemporary sensibility that feels both rooted and forward looking.
The design draws on the familiar language of the British farmhouse, reinterpreted through proportion, material discipline and spatial clarity. Rather than relying on overt gestures, the architecture establishes presence through balance and calm authority. Internal layouts were shaped around family life, allowing the house to feel generous yet controlled, formal where necessary and relaxed where it matters.
A steel frame structural system underpins the architecture, enabling expansive open spans, heightened volumes and uninterrupted views across the surrounding landscape. This approach allows the internal spaces to breathe, creating continuity between rooms while maintaining exceptional structural performance and long-term adaptability.
Environmental performance was embedded from the outset. A ground source heat pump provides renewable energy for space heating, domestic hot water and the on-site swimming pool, ensuring long-term eAiciency without compromising comfort. These systems are integrated discreetly, reinforcing the home’s emphasis on considered, future-focused design rather than visible technology.
Beyond the primary living spaces, the home functions as a fully integrated private estate. An underground car park accommodates 24 vehicles, preserving the landscape above, while a suite of leisure and wellness facilities – including a private gym, sauna, steam room and billiards room – are incorporated with restraint and architectural discipline.
Materiality plays a defining role in the character of the house. External stone was sourced directly from a quarry in India, with selections made alongside the client to achieve the desired texture andtonal depth. Internally, bespoke hardwood elements imported from Indonesia were hand-selected to ensure consistency, tactility and enduring quality. Every material decision prioritised longevity over trend.
Studio FRI led the architectural delivery of the project as part of the Design and Build team, working closely with the client and Pres-Tech Construction to guide the scheme from post-planning design through construction. The focus throughout was on clarity, coordination and protecting the integrity of
the original vision as the project moved from concept into built form.
