The project was designed and built under permitted development rights, with the aim of transforming a mid terrace property into a spacious and comfortable living space.
At the outset of the project, our team of experts conducted a detailed measured survey of the property, including the existing loft space, to determine whether there was sufficient headroom to convert the loft into a dormer. Despite initial concerns, it was discovered that the existing loft did not meet building regulations, due to a lack of clear head height.
After careful consideration and discussion with the client, our team determined that the best course of action would be to lower the first-floor ceilings from 2500mm to 2130mm. This, combined with the addition of a new timber floor, would achieve the required 2000mm clear headroom height for the proposed dormer. The proposed dormer space includes a spacious bedroom and ensuite which spans the full footplate of the house. Once the architectural design and structural calculations were signed off by the building inspector, the new dormer and interior works were completed in just 7 weeks.
