Studio FRI was commissioned to transform an existing single-storey extension at 219 Chester Road, Grappenhall, Warrington, into a modern, self-contained granny annexe. This carefully designed space provides independent yet connected living, offering privacy, comfort, and accessibility for multi-generational families.

Working within an 8m x 6m footprint, we optimised the internal layout to create a functional and well-balanced living environment. The new annexe now features a spacious open-plan lounge and kitchen area, a well-proportioned bedroom, a modern bathroom, and a dedicated utility room, ensuring all essential living requirements are met.

To enhance natural light and create a bright, airy atmosphere, all existing windows were converted into full-height, floor-to-ceiling glazing, improving the connection to outdoor space while maximising daylight penetration.

The completed annexe allows the occupants to enjoy their own private, self-contained space, while maintaining easy access to the main house. This design strikes the perfect balance between independence and family connection, ensuring a comfortable and future-proofed living solution.
